FHA 203K Program: What Improvements are you Allowed to Make?
The FHA 203K Program allows homeowners to make repairs, improvements, modifications and upgrades that increase the value of their current home or a home they are purchasing. Several times I have been asked what improvements are allowed under the 203K program. This program is not intended to provide funds for what HUD may consider luxury items such as a new pool/spa/jacuzzi or a gazebo or outdoor kitchens but this program does allow for many improvements that do allow a home do drastically improve in value, comfort and livability.
Some of the most common FHA 203K Eligible Improvements are as follows...
Repair and Replacement/upgrade of plumbing and electrical systems
Repair and Replacement of flooring
Repair and Replacement/upgrade of existing HVAC systems
Repair and Replacement of gutters, downspouts and roofs
Kitchen remodeling
Exterior and Interior Painting
Weatherization : this includes weather stripping,insulation, storm windows and doors, etc.
Purchase and installation of new appliances, including : free standing ranges, refrigerators, washers, dryers, dishwashers and microwaves
Accessibility improvements and upgrades for persons with disabilities
Energy Efficient upgrades (windows, insulation, solar systems, etc.)
Mold Removal and Remediation
Lead based paint stabilization and/or abatement of lead-based paint hazards
Repair, Replace or Add exterior patios, decks, porches
Basement finishing, basement remodeling and basement waterproofing
Window and door replacements
Exterior wall siding
Septic system repair or replacement
Well repair or replacement
Structural repairs and modifications ( includes moving walls, repairing foundations, etc.)
