Effective January 1, 2014: Maximum FHA Loan Limits in Pennsylvania have been lowered
Maximum loan amounts for Pennsylvania FHA Mortgages have changed. These amounts have been lowered to in most counties in PA.
Why have they been lowered?
The Housing and Economic Recovery Act of 2008, also known as HERA, limited FHA insurable loan amounts to 115 percent of a county’s median home price. In an attempt to make FHA mortgages more available during the housing crisis, Congress passed temporary increases to this 115 percent cap shortly after HERA was initially enacted. Further extensions were passed as the housing crisis dragged on. Now the last extension is finally expiring. Essentially, the maximum loan amounts for Pennsylvania FHA Mortgages is reverting back to pre-2008 levels.
Below are the maximum loan amounts for FHA Mortgages for a Single Family Residence in each Pennsylvania County. Almost all counties are set at $271,050. Some counties with higher costs of living have higher maximums.
